Pioneer Ranch Community Development District
Pioneer Ranch Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on December 20, 2023 by the Marion County Board of County Commissioners, Ordinance No. 23-24 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
Pioneer Ranch CDD is located entirely within unincorporated Marion County, Florida and covers approximately 267.80 contiguous acres of land. The site is an irregularly shaped parcel, generally located west of I-75, with portions north and south of SW 95th Street Road, west of SW Highway 200, and east of SW 60th Avenue.

Pioneer Ranch Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on December 20, 2023 by the Marion County Board of County Commissioners, Ordinance No. 23-24 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The District shall have, and the Board of Supervisors of the District may exercise, all the general powers of a community development district granted by Chapter 190, Florida Statutes, as amended from time to time consistent with all applicable governmental laws, rules and regulations.
The District shall have, and the Board of Supervisors of the District is hereby specifically authorized to exercise, the specific special powers provided in Section 190.012(1), 2(a) and 2(d), Florida Statutes, as amended from time to time consistent with all applicable governmental laws, rules and regulations.
